Associate, Public Institutions

We are currently seeking an Associate to join our Public Institutions (PI) group on a full-time basis in our Washington, D.C. office. This position will support the Local Markets team, providing real estate development and other advisory services to state and local government entities as well as colleges and universities in the Mid-Atlantic region.

Projects vary greatly in subject and complexity, and can include conducting highest and best use studies, managing Requests for Proposals (RFPs)/Requests for Qualifications (RFQs), supporting transaction negotiations, creating policy manuals, conducting financial reviews and estimates, managing the master planning process, building asset management systems, and advising on P3 structures.

A successful candidate will bring a strong knowledge of real estate finance and experience and the ability to execute on a range of advisory assignments, whether through financial modeling, research, writing, or project management.

What does this job involve?

·  Advise public-sector clients on all aspects of large-scale public/private real estate projects, including pre-development, development, construction, finance, legal document review and asset management
·  Manage advisory assignments, develop project plans and delegate tasks to other team members as appropriate
·  Review and analyze real property reports and information, legal documents, financial and due diligence reports and operating plans as part of preliminary studies, due diligence processes, and/or negotiations
·  Gather, scrub, and analyze economic, demographic, and real estate market data
·  Develop, review, and update real estate financial models based on analysis of data
·  Translate complicated information for clients to inform and prepare them in decision-making
·  Execute accurate and well-organized deliverables and present to client
·  Assist with property negotiations and evaluate deal structures to maximize risk-adjusted value to clients
·  Identify and connect resources within JLL to bring specialized expertise to a project
·  Manage client relationships, including regular communication and tasks related to contracting and invoicing
·  Assist with business development and responding to requests for qualifications/proposals
·  Think on your feet, prioritize, and adapt to changing information and instructions

·  4+ years professional experience in real estate development, finance, consulting, government, or related fields
·  Bachelor’s degree in relevant professional discipline
·  Experience and demonstrated expertise in the real estate industry
·  Skill in financial analysis and constructing financial models
·  Experience in project management and client services
·  Instinct for structured problem solving and distilling important information
·  Ability to communicate clearly, concisely, and professionally in written and verbal forms
·  Ability to develop and maintain positive client relationships and exceed expectations
·  Knack for building networks of people both inside and outside of your organization
·  Intellectual curiosity and familiarity with all components of the real estate and planning process
·  Ability to meet deadlines and work with minimal supervision in fast-paced team environment
·  Advanced knowledge of the Microsoft Office software suite, particularly Excel, PowerPoint, Word, and Outlook
·  Knowledge of market research tools such as CoStar
·  Availability for occasional travel (<10%)

The following criteria are preferred but not required:

·  Master’s degree in real estate, business administration, finance, or urban planning
·  Experience in government consulting
·  Experience evaluating and managing real estate transactions
·  Real estate salesperson license in D.C., Maryland, or Virginia
·  D.C. resident or able to obtain residency
