Job description



Understand the engineering design and operational aspects of each building system.  Immediately recognize system shortcomings when they occur.  Related tasks include:

·  Directing experimentation with building systems to yield a more energy effective or comfortable operation
·  Monitoring the allocation of building system capability to various base building and tenant needs
·  Devising technical enhancements which will improve some aspect of building operation
·  Identifying equipment, which may require replacement or reconditioning resulting in the need for owner’s capital
·  Scheduling of preventive maintenance with minimum disruption of building services
·  Performing and/or delegating preventive maintenance tasks to the appropriately qualified staff member
·  Coordinating the input and output of the Preventive Maintenance system with administrative personnel
·  Analyzing preventive maintenance log data in order to formulate more efficient operating procedures
·  Data center CRAC unit maintenance and repairs
·  Water treatment knowledge
·  DX, split system operation, maintenance and repair
·  Mechanical equipment overhauling such as pumps, air compressors, engines, air handlers etc.
·  Repair/replace compressor
·  Evacuate and charge refrigeration system
·  Sheet metal fabrication and installation
·  Plumbing repairs and installation
·  Air testing and balancing
·  Pneumatic controllers, installation and calibration
·  Cooling towers repairs
·  Working in confined space areas ejector sump pits, river water pipe, house tanks etc
·  Record equipment readings, setting and status changes and noteworthy operational occurrences in appropriate logbooks. Representative duties included:
·  Taking temperature readings on return/supply air and chilled water lines
·  Checking operation of the fire pump, hot water heater, fountain, etc.
·  Testing closed loop water systems
·  Taking static pressure readings across filter banks
·  Sprinkler and standpipe system testing and record keeping
·  Verifying proper startup of HVAC equipment
·  Insuring the timely performance of maintenance contract work on elevators, radio communications equipment, card access system, fire alarm system, in-ground sprinkler system, chillers, emergency generator, etc.
·  Overseeing the fulfillment of equipment warrantee obligations by the original installer
·  Securing equipment manuals and drawings from original installers/ contractors
·  With a limited amount of supervision, operates all equipment in a safe and efficient manner.
·  Monitors all critical and building systems and make adjustments and repairs as needed.
·  Respond to emergency and non-emergency calls.
·  Performs all maintenance and repair of all types of electromechanical equipment.
·  Maintains equipment logs and preventive maintenance records.
·  Assist in the compiling of data for daily and monthly reports.
·  Maintenance on UPS systems, switchgear, transfer switches, and the entire 480-volt electrical distribution system.
·  Report all unsafe conditions and failures to supervisors.
·  Perform Housekeeping duties in the MERs and electric closets.
·  Perform all work in a workman like manner following all safety guidelines.

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED); completion of a five-year apprenticeship program along with 7 years experience in critical system operation, related industrial maintenance experience and/or training; or equivalent combination of education and experience.  Knowledge of a variety of manual trades such as carpentry, electromechanical repair, etc.

·  Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
·  Ability to read, analyzes, and interprets technical procedures, or governmental regulations and codes
·  Ability to write routine reports
·  Ability to speak effectively before small groups of tenants or fellow employees
·  Ability to effectively present information and respond to questions from groups of managers, the owner, tenants, and the general public
·  Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's
·  Ability to perform these operations using units of American money and weight measurement, volume, and distance
·  Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
·  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs
·  Ability to calculate figures and amounts such as discounts, proportions, percentages, are a circumference, and volume
·  Ability to apply concepts of basic algebra and geometry
·  Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
·  Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
·  Ability to use drawings, specifications, shop math and various measuring or testing instruments
·  On-call 24 hours a day, 7 days a week, 365 days per year.

While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.  The employee frequently is required to talk or hear.  The employee is occasionally required to sit and taste or smell.  The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.  Specific vision abilities required by this job include close vision, distance vision, depth perception, and ability to adjust focus.
