POSITION DESCRIPTION

TITLE: Mechanical-HVAC Technician

Department: Chandler, AZ Operations / Maintenance

Reports: JLL Shift Group Leader

Summary:

The Mechanical-HVAC Technician performs a wide variety of moderately complex technical tasks related to the inspection, repair, and maintenance of equipment, utility systems, and complex machinery.  These tasks include general maintenance, preventive maintenance, and repair work.  The Mechanical-HVAC Technician work includes a broad range pump, piping, air handler, and HVAC maintenance and repairs.  In this role, the Mechanical-HVAC Technician may lead others in related work or serve as a back-up to other Technicians on complex assignments as required.  Strong troubleshooting and problem solving skills are required. Compressed Work Week consist of a 12 hour shift that rotates three days one week to 4 days the following week.  

Responsibilities:

·  Investigates and troubleshoots problems and performs repairs on mechanical equipment including large complex air movement and HVAC equipment.
·  Performs preventive maintenance on various mechanical and electrical equipment.
·  Takes ownership of cross shift issues and resolution.
·  Assemble, install, and test complicated mechanical equipment and apparatus, and assemblies.
·  Performs inspections, repairs, and replacements of pumps and piping systems including valves, components, and fittings.
·  Analyze basic heating, cooling, and humidification cycle to include: identifying components, knowledge of the operation of each component, diagnosing problems in other devices to perform routine maintenance and repairs.
·  Diagnose malfunctioning systems, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem
·  Inspect mechanical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes and standards.
·  Identify and advise others on whether continued operation of equipment could be hazardous or cause system damage.
·  Prepare sketches or follow blueprints to determine the location of equipment and to ensure conformance to job specifications, including building and safety codes
·  Use a variety of tools and equipment including measuring devices, and testing equipment.
·  Perform business management duties such as maintaining records and files, preparing reports and ordering supplies and equipment
·  Construct and fabricate parts, using tools and specifications.
·  Determining the kind of tools and equipment needed to safely and completely perform work.
·  Plans, schedules, and oversees regularly scheduled testing and preventive maintenance of mechanical, HVAC, and instrumentation systems
·  Responsible for the safe handling and disposal of hazardous materials.
·  Fully skilled in Maximo as demonstrated by regularly creating DTRs, CMs, running reports, and Maximo field accuracy.

Performs minor building maintenance as needed

·  Operate a variety of hand and powered tools
·  Minor mechanical inspection, maintenance, repairs, and installation for general building repairs

Administer and Schedule Work

·  Monitors inventory and initiates requests for supplies, materials, and equipment
·  Keeps daily reports, records, rounds and reading for assigned equipment
·  Schedules and coordinates own work in cooperation with other Technicians

Knowledge and Personal skills:

The Mechanical-HVAC Technician must have knowledge of industry standards, for mechanical maintenance, HVAC maintenance, and the ability to apply knowledge to maintenance, inspection, and testing of campus mechanical systems.  The ability to read, interpret, and understand basic engineering drawings and specifications including work orders and equipment manuals is required.

The Mechanical-HVAC Technician must consistently demonstrate:

·  The ability to work cooperatively with other technicians, supervisors, engineers, and managers
·  Ability to understand verbal and written instructions, and act accordingly
·  Follow all safety policies and procedures and be willing to coach others
·  Knowledge of standard practices and procedures of mechanical, HVAC, and maintenance trades including materials and tools, methods and practices followed in the maintenance of machinery, equipment, and specialized systems.
·  Ability to prepare and follow written practices, maintenance, and operating procedures
·  Good judgment and decision making
·  Strong attention to details, including demonstrated experience reviewing procedural documents for completeness and accuracy
·  Knowledge and ability to perform pipe fitting, soldering, brazing in multiple materials of construction including stainless steels.  Demonstrated abilities to weld piping and structural components is preferred.
·  Troubleshooting, diagnostic, and problem solving skills
·  Active learning - u nderstands the implications of new information for both current and future problem-solving and decision-making
·  Knowledge of machines and tools, including their designs, uses, repair, and maintenance
·  Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, and meeting quality standards for customer satisfaction
·  Critical thinking, us ing logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
·  Ability to do complex problem solving, identifying complex problems and reviewing related information to develop and evaluate options and implement solutions.
·  Computer competency including the ability to operate Corporate email, spreadsheets, word processing, and to learn specialized software systems to a highly proficient level
·  Capable of working independently and exhibit effective time management skills
·  Willingness and ability to work overtime when needed for business purposes, or to be called-in to work in the event of emergency or business needs.
·  Contributes recommendations and suggestion for work method and safety improvements
·  Personal attributes should include honesty, trustworthiness, respect for others, flexibility, and sound workplace ethics in a diverse environment.

Experience, Education, and Training:

·  High School graduation or GED is required
·  Technical College or Trade Program is preferred, HVAC certification is preferred
·  Five years’ experience with mechanical and HVAC systems working in an Industrial setting is highly preferred
·  Competency in basic mathematic skills including fractions, addition, subtraction, division
·  Skilled in use of electrical and hand held diagnostic equipment, hand tools, power tools, and specialized tools required to execute the position responsibilities.
·  Must possess and maintain a valid Arizona Driver’s License.

Physical Requirements:

The Mechanical-HVAC Technician may spend extended hours working inside and outside in all weather conditions, and in awkward body positions which can cause physical discomfort and strain.  Perform strenuous labor and general maintenance activities.  The Mechanical-HVAC Technician will be required to regularly lift up to 50 lbs, carry and adjust heavy objects.  Foreseeably the position will come in contact with sharp, hot, and very cold supplies equipment, and parts.  The Mechanical-HVAC Technician must be medically qualified to wear a respirator.

Sensory demands include exposure to the smells and sounds characteristic of an industrial work environment.  The Mechanical-HVAC Technician must have the ability to safely climb ladders, work at elevation from ladders, scaffolding, lifts, roofs or platforms, and the ability to work in confined spaces.  While performing the essential functions of this job the employee is regularly required to stand, walk, use hands to finger, handle, or feel, reach with hands or arms, stoop, kneel, crouch, or crawl.
