Regional Financial Analyst

POSITION OBJECTIVE:

As a CRS Regional Financial Analyst, the incumbent is responsible for performing financial analysis of real estate alternatives to assist senior management in making informed decisions in the best interest of the shareholders. The incumbent is also responsible for tracking project log and cost variance, and developing project benchmarks.

RESPONSIBILITIES (include but not limited to):

·  Perform real estate financial analysis from a cash flow and earnings perspective.
·  Utilizing NPV and payback analysis measures, as well as calculating US GAAP and tax impact, evaluate various real estate scenarios computing the impact to the corporation, the business units, and CRS. Proposals
·  Handle project log information system and track project cost variance with detail analysis.
·  Intensive data and information gathering for various transactions which will require a high level of due diligence.
·  Written reports and oral presentations of business, economic, and financial solutions and conclusions.
·  Ensure analysis accurately reflects compliance with CRS A&P Manual and Corporate Accounting Policies (with respect to capitalization policies, sublease loss reserve accounting treatment, etc.), and that regulatory and tax issues are identified and surfaced on a timely basis.
·  Review and Prepare Initiative Expenditure Policy in compliance with MEP Manual.
·  Ensure that assumptions used are reasonable and consistent with actual comparable costs, terms, and will withstand scrutiny.
·  Special projects as assigned.

REQUIREMENTS:

·  BS Accountancy (CPA is required).
·  Some experience with real estate, construction, and lease documentation.
·  Excellent analytical, communication, and PC skills with an emphasis on spreadsheets.
·  Experience in developing complex financial models.
·  Efficient and effective working under pressure and deadlines.
·  Ability to interact effectively with all levels of management and with various functional experts.
