The Building Operator will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

RESPONSIBILITIES

·  Ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate cleanup
·  Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
·  Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency
·  Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility
·  Record readings and make adjustments where necessary to ensure proper operation of equipment
·  Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
·  Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
·  Review monthly client service request summaries to pinpoint and correct recurrent operational problems
·  Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
·  Prepare and submit purchase order requests
·  Verify the accuracy of deliveries for count, pricing, and description
·  Perform periodic checks of tool and instrument inventory
·  Monitor the quality and pricing of maintenance work performed by outside contractors
·  Lead and/or assist with event setup/teardown activities including electrical, audio visual, coordinating with security or other tasks as needed
·  Perform additional job duties as requested

·  Operating Engineers license (SMA) or equivalent
·  Certification as a Universal Technician for CFC’s (or within 90 days of employment)
·  Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required
·  Working knowledge of computer applications including Word and Excel
·  The individual in this role must be available for Call-in work and perform other duties as required.
·  High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration and HVAC

Responsable du fonctionnement des immeubles

Résumé de l’emploi :
Le responsable du fonctionnement des immeubles effectuera le travail d’entretien préventif annuel dans le cadre d’un territoire assigné. Cela inclura le travail pratique pour achever le travail nécessaire selon les normes et lignes directrices de Jones Lang LaSalle. 
Le poste inclura aussi le travail pratique de réparation et d’entretien des systèmes mécaniques, électriques, de plomberie et immotiques, systèmes d’accès par carte, systèmes de porte et barrière, systèmes d’enveloppe d’immeuble, terrains et stationnements, systèmes de revêtement intérieur, systèmes d’éclairage ainsi que diverses autres tâches de réparation et d’entretien associées avec le fonctionnement de propriété commerciale.

Fonctions principales : 
En particulier, vous serez responsable d’exécuter les fonctions suivantes, particulières à votre poste : 

·  Effectuer le travail d’entretien préventif et de réparation sur les systèmes CVCA, mécaniques, de plomberie, électriques et autres pour maintenir les propriétés en excellente condition de fonctionnement.
·  Identifier les occasions d’économie d’énergie dans les installations, incluant les changements de système et opérationnels pouvant réduire la consommation d’énergie de la propriété.
·  Le responsable du fonctionnement des immeubles effectue aussi facilement l’entretien régulier des immeubles, la plomberie et autres tâches, au besoin.
·  Le responsable du fonctionnement des immeubles doit pouvoir planifier indépendamment l’attribution des tâches, effectuer les fonctions avec un minimum de supervision directe, et aider dans d’autres secteurs et dans l’entretien général et l’opération des immeubles et terrains.

 
Milieu de travail :

·  Le poste est basé à partir d’un camion et inclut le déplacement à plusieurs lieux dans un territoire particulier.
·  Doit avoir l’esprit d’équipe, engagé à travailler dans un milieu de qualité. Nécessite l’interaction quotidienne avec les équipes en personne, par téléphone et par courriel afin d’exécuter le travail.

 
Qualifications :

·  Possède les compétences pratiques et la connaissance pour achever les réparations et l’entretien nécessaires des systèmes commerciaux CVCA (incluant les pompes, moteurs, appareils de traitement d’air, systèmes immotiques/contrôles, et systèmes électriques connexes) utilisant les outils standards de l’industrie et conformément aux codes, lois et réglementations.
·  Capacité d’utiliser efficacement les ordinateurs et logiciels (incluant Microsoft Office Suite), compétences Internet pour naviguer et utiliser les applications Web, et capacité d’utiliser les appareils électroniques portatifs (PDA, téléphone mobile, etc.).
·  Possède d’excellentes aptitudes en communication, verbale et écrite.
·  Capacité de gérer efficacement diverses relations avec membres d’équipe, entrepreneurs, occupants d’immeuble et clients.
·  Prend l’initiative avec fortes habiletés interpersonnelles et une attitude positive.
·  Minimum de 5 ans d’expérience en service commercial CVCA.
·  Diplômé d’école secondaire
