Job description



Maintenance Supervisor will safely and effectively oversee a team of workers performing general office, corrective, preventive and other types of maintenance of architectural, minor mechanical, and other systems at a multi-purpose facility. 

Essential functions:

·  Safely maintain the facility in accordance with all applicable government and regulatory requirements. 
·  Demonstrate safe behaviors. 
·  Identify and assess safety hazards and risks. 
·  Follow and enforce safety rules. 
·  Experience with managing direct reports.
·  Experience maintaining client relationship. 
·  Detail oriented with an eye for aesthetics. (Cleanliness, paint and patch, etc.)
·  Office conduct awareness. 
·  Identify potential problems and make adjustments to correct, or otherwise troubleshoot, formulate and execute solutions for corrective repairs.
·  Comply with all company policies, procedures and practices.
·  Maintain regular attendance and punctuality.
·  Provide leadership and direction for maintenance team in: 

     •    Repairs of plumbing, flooring, ceiling, lighting, ballast replacement, hard surfaces, walls, furniture and shelves.
•    Repair and maintenance of lockable hardware such as doors, automatic electric doors, windows, and lockers.
•    Paint and Patch program.

Shared Responsibilities :

·  Maintains appropriate service repair work order records electronically.
·  Participate in quality audits of office space focusing on cleanliness, aesthetics, and functionality.
·  Researches and inventories equipment parts and supplies.
·  Participate in the investigation of incidents.
·  Responds to routine and emergency calls for repairs and service.
·  May assist in the training of other team members in the area of facilities maintenance.
·  Assists and serves as back-up to other Facilities employees.
·  Conduct visual inspections of priority spaces and take corrective actions or make recommendations for improvements. 

Qualifications

·  5+ years’ experience maintaining commercial and/or Office space required.
·  2+ years managing direct reports
·  5+ years’ experience working in at least one relevant trade in a commercial, industrial, or facilities operations setting
·  Ability to oversee and coordinate workers, keep and enforce company standards. 
·  Operate and use a broad spectrum of tools and equipment skillfully and safely perform heavy physical labor; read and comprehend plans and blueprints; follow and give oral and written instructions; maintain cooperative working relationships; demonstrate sensitivity to, and respect for a diverse customer base. 
·  Ability to perform all work using the proper personnel protective equipment (PPE) and in strict accordance with all applicable safety policies, procedures and practices required.
·  Ability to read and understand technical documents such as operating manuals and architectural/mechanical/electrical/piping drawings required.
·  Ability to systematically identify, analyze and solve maintenance problems required.
·  Ability to walk a large, campus-like setting, climb stairs, work on a ladder, operate electric hand tools, carry tools, lift and carry heavy loads, operate a motor vehicle and navigate rooftops to access equipment required.
·  Excellent communication and customer service skills required.
·  Ability to work effectively as both a leader, individual contributor, and valued team member.
·  Ability to effectively prioritize and multi-task work assignments.
·  Basic computer skills, including a working knowledge of MS Office programs; Excel, PowerPoint, OneNote.

Hours:

·  Ability to work overtime, including some weekends, required. 
·  Subject to call and equipment/system alarm response 24 hours per day and working in all weather conditions may be required
