JOB DESCRIPTION

ENGINEER

We are currently seeking a Building Engineer to join JLL Markets Property Management in the University City neighborhood of Philadelphia.  The candidate will be responsible to perform the inspection, repair, and maintenance of mechanical, electrical and plumbing equipment, fire & life safety components, and machinery and related controls and components. 

Essential Functions :

·  Performing maintenance and repairs to mechanical, plumbing, and electrical systems as well as monitoring and inspecting HVAC and lighting controls and fire & life safety equipment.
·  The candidate will be responsible for tenant services, preventative maintenance and MEP repairs.
·  The candidate will monitor, repair and operate refrigeration, water cooling and air conditioning equipment, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and electrical equipment.
·  Performing and/or completing all tenant service requests accurately and in a timely manner.
·  Performing preventative maintenance tasks in the appropriate time frame.
·  Recording readings and making adjustments where necessary to ensure proper and efficient operation of equipment.
·  Participating and contributing to emergency response procedures, as well as technical and safety training programs.
·  Completing periodic safety training which includes Fall Protection, NFPA70 E regulations, Lock-out /Tag-out, asbestos awareness, and other OSHA required training courses.
·  Performing all work using the proper safety equipment and in a safe manner.
·  Demonstrating compliance with all policies and procedures established for the portfolio by the client and JLL.
·  The candidate will fill an intermittent on-call slot.  Overtime hours are also sometimes required.

Required Knowledge, Skills and Abilities:

·  Knowledge of maintenance and operation of building automation, water treatment and fire & life safety systems.
·  Good interpersonal skills, a positive attitude and the ability to take initiative to complete tasks.
·  Candidate must be able to capably use an online work order system and be able to use Microsoft Word and Excel.
·  Candidate must be able to utilize a CMMS system to capture work performed.
·  Strong customer service orientation.
·  Ability to work independently as well as a strong team player
·  Excellent verbal and written communication skills
·  While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio.

·  The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds
·  Be able to visually inspect machinery and buildings.
·  Ability to frequently walk up and down stairs.
·  Ability to climb ladders up to 40 feet
·  Ability to detect emergency alarms - auditory and/or visual.
·  Equipment inspections require getting on hands and knees to reach areas difficult to access.

Minimum Experience and Qualifications:

·  High school diploma or GED
·  4 years of experience in a commercial/industrial engineering environment.
·  Experience in a lab setting is a plus
·  Certification as Universal Technician for CFCs is a plus
