Schedule: on rotation, 24 / 7 schedule.
Summary:

Report directly to the Facility Manager, the Building Operator will respond to all maintenance and building system work order requests and perform all regulatory and routine maintenance to ensure a consistent level of building performance. The Building Operators provide leadership and guidance in all areas and includes operational management, safety, efficiency and environmental standards.

Responsabilities:

·  Ensure the execution of all preventative maintenance tasks as prescribed on all equipment and systems;
·  Work closely with occupants, contractors, and other building operators to ensure safe efficient building operation;
·  Ensure all health, safety, and security procedures are adhered to onsite including areas of concern, are reported to the appropriate parties in a timely manner to limit exposure to liability and loss;
·  Make sure all aspects of the building operations including but not limited to VAV, HVAC, Mechanical, plumbing, life safety, operating systems and equipment are operated in a safe manner and in compliance with all applicable codes and regulations;
·  Conduct inspections/tests on all site mechanical, HVAC systems, generators and related equipment;
·  Take daily/weekly/monthly required meter readings of all major equipment including but not limited to: air supply temperatures, water temperatures, pressure readings, water meter, gas meter and electrical meter. Document and report inspect for irregularities in readings to management;
·  Maintain, repair, troubleshoot, and implement solutions; air handlers, VAV boxes, and all associated air exchangers, pumps, controls and monitoring;
·  Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative and P3 requirements to ensure customer and occupants safety, record inspections and findings;
·  Assist in conducting required fire drills;
·  Ensure service contractor and visitors are wearing site required PPE, adhering to site safety protocols and contractors are adequately supervised when on site;
·  Respond to after hour emergencies on a rotational basis;
·  Respond to occupant concerns in a timely manner and assist in solving problems as required;
·  Record and report services performed in CMMS system;
·  Conduct preventative maintenance checks of all areas including: interior, exterior, snow melt walkways, roof inspection conditions and report findings;
·  Maintain shop/equipment inventory, request replacement inventory as required;
·  Assist Facility Manager in the preparation of building operating budget relating to the equipment and inventories;
·  Responsibility for mechanical equipment orientation start up, monitoring, and efficient operation;
·  Respond to complaints from tenants, assign trade/operator in a timely manner;
·  Read and interpret drawings and control schematics;
·  Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained;
·  Complete all other tasks required by his immediate supervisor, including but not limited to respond and assist in seasonal building requirements and other tasks as instructed including, but not limited to painting, cleaning, snow removal, landscaping.

Requirements:
·  High School Diploma or equivalent;
·  Experience in hospital buildings (mandatory) ;
·  Minimum five (5) years relevant experience in a similar position;
·  Experience in complex building systems, including VAV, HVAC systems, mechanical systems;
·  Mechanical/Building Automation background;
·  Ability to respond to emergencies on a 24 hour basis on a rotation;
·  Computer literacy and MS Office computer skills;
·  Knowledge of computerized maintenance programs (CMMS) preferred;
·  Familiar with electronic hand-held devices (tablets, cellphones, etc.,);
·  Must know operation and maintenance of all air and water systems in public, industrial or office building with a variable air volume HVAC system;
·  Able to move and lift loads. The candidate needs to satisfy the physical activities of the job;
·  Ability to work at heights; ladders, boom/scissor lifts and scaffolding;
·  Ability to work in confined spaces;
·  Ability to pass all background checks and security screenings;
·  Able to pass a medical exam.
