Job Summary:

Reporting to the Facility Manager, the Electrician is responsible for all work related to the proper operation of all electro-mechanical equipment. They must ensure the smooth running of activities related to the maintenance, repair and safety of buildings under management with respect to electrical installations. Performs maintenance and repair work in the electrical fields (power and control). Also, he participates in the energy management of the building requested by his immediate superior.

Responsibilities:
·  Possess a strong knowledge of the Canadian Electrical Code (CEC), and Quebec interpretation of the CEC;
·  Ensure all health, safety, including Lock out tag out, lift training, fall arrest and security procedures are adhered to on site, and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss;
·  Perform and complete all assigned duties and responsibilities with minimum supervision;
·  Test, troubleshoot and repair or replace electrical/electronic control equipment;
·  Perform preventative maintenance and repairs as required;
·  Work closely with occupants, contractors, and other building operators to ensure smooth efficient building operations;
·  Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative and P3 requirements to ensure customer and occupants safety, record inspections and findings;
·  Perform work covering electrical/electronic disciplines, including mechanical work;
·  Take scheduled electrical meter readings of all major zones and equipment, inspect for irregularities in readings, record, and report readings to management;
·  Assist in conducting the required fire drills;
·  Ensure the execution of all preventative maintenance tasks as prescribed on all equipment and systems;
·  Ensure service contractors, occupants are wearing site required PPE, adhering to site safety protocols, and contractors are adequately supervised when on site;
·  Respond to occupant concerns in a timely manner and assist in solving problems as required;
·  Record and report services performed in CMMS system;
·  Maintain shop/equipment inventory, request replacement inventory as required;
·  As part of the team conduct regular scheduled interior, exterior, roof inspections condition, report, and report findings;
·  Be responsible for equipment orientation start up, monitoring, and efficient operation;
·  Respond to complaints from tenants organize other trades as necessary;
·  Read and interpret drawings and control schematics;
·  Always comply with company policies and procedures and ensure building standards and efficiencies are maintained;
·  Always conduct appropriately and present an acceptable appearance while on the site performing the duties of the position;
·  Respond to after hour emergencies;
·  Complete all other tasks required by the Facility Manager

Requirements:

·  D.E.P. in electricity or equivalent.
·  Hold a valid "C" electricity license recognized by Emploi-Québec. (please provide a copy of your license with your application file);
·  Hold a "Companion" electricity licence issued by the CCQ;
·  Be familiar with reading electromechanical plans and preventative maintenance systems;
·  Experience with pumps, VAV, HVAC, pneumatics, generators;
·  Minimum five (5) years relevant experience in industrial/office buildings;
·  Bilingual (English/French);
·  Experience in complex building systems, including VAV, HVAC systems, mechanical systems;
·  Ability to respond to emergencies on a 24-hour basis;
·  Excellent initiative and troubleshooting skills required as well as good problem-solving skills;
·  Computer literacy and knowledge of computerized maintenance programs (CMMS) preferred;
·  Ability to bend, stoop, climb and crawl;
·  Ability to work from ladders, lifts, scaffolding and in tight places;
·  Be comfortable with customer service;
·  Five years in electrical equipment maintenance;
·  Dynamism, team spirit;
·  Customer-oriented.

Skills:

·  Strong written and oral communication skills;
·  Strong MS Office computer skills and knowledge of maintenance Information systems;
·  Strong Customer Service Skills;
·  Inspirational team spirit and work ethic.
