Summary:

Report directly to the Facility Managers, the Building Operators will respond to all maintenance and building system work order requests and perform all regulatory and routine maintenance to ensure a consistent level of building performance. The Building Operators provide leadership and guidance in all areas and includes operational management, safety, efficiency and environmental standards. The ideal candidate must be organized and have proven capabilities of multi-tasking, problem solving, and prioritizing workloads. The candidate must be a team player, self-motivated and detailed oriented.

Responsabilities:

·  Ensure compliance with any and all applicable codes;
·  Ensure all health, safety, and security procedures are adhered to onsite including areas of concern, are reported to the appropriate parties in a timely manner to limit exposure to liability and loss;
·  Ensure the execution of all preventative maintenance tasks as prescribed on all equipment and systems;
·  Work closely with occupants, contractors, and other building operators to ensure safe efficient building operation;
·  Be familiar with all aspects of the building operations including but not limited to HVAC, Mechanical, Electrical, Plumbing, Fire Alarm and other operating systems and equipment, are operated in a safe manner and in compliance with all applicable codes and regulations;
·  Conduct inspections/tests on all systems and related equipment;
·  Conduct daily/weekly/monthly required meter readings of all major equipment including but not limited to, air supply temperatures, water temperatures, pressure readings, water meter, gas meter and electrical meter. Document and report inspect for irregularities in readings to management;
·  Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative and P3 requirements to ensure customer and occupants safety, record inspections and findings;
·  Assist in conducting required fire drills;
·  Ensure service contractor and visitors are wearing site required PPE, adhering to site safety protocols and contractors are adequately supervised when on site;
·  Respond to after hour emergencies as required
·  Respond to occupant concerns in a timely manner and assist in solving problems as required;
·  Record and report services performed in Computerized Maintenance Management System (QFM);
·  Maintain, repair, troubleshoot, and implement solutions on air handlers, VAV boxes, and all associated pumps, controls and monitoring;
·  Perform and complete all assigned duties and responsibilities with minimum supervision;
·  Conduct preventative maintenance checks of all areas including interior, exterior, snow melt walkways, roof conditions and report findings;
·  Maintain shop/equipment inventory, request replacement inventory as required;
·  Responsibility for mechanical equipment orientation start up, monitoring, and efficient operation;
·  Respond to complaints from tenants, assign trade/operator as necessary;
·  Read and interpret drawings and control schematics;
·  Maintain an acceptable appearance while performing duties on site;
·  Complete all other tasks required by immediate supervisor, including but not limited to respond and assist in seasonal building requirements and other tasks as instructed including, but not limited to painting, cleaning, snow removal, landscaping.
·  All duties as assigned;

Requirements:

·  High School Diploma or equivalent;
·  Mechanical, Electrical and Plumbing background;
·  Minimum five (5) years relevant experience in industrial/office buildings;
·  Experience in complex building systems, HVAC systems, Building Automation System
·  Experience working in a healthcare environment is an asset;
·  Ability to respond to emergencies on a 24-hour basis;
·  Excellent initiative and troubleshooting skills required as well as good problem-solving skills;
·  Computer literacy and knowledge of Computerized Maintenance Management System (QFM) preferred;
·  Must know operation and maintenance of all HVAC and building systems
·  Ability to Work at Heights; ladders, boom/scissor lifts and scaffolding;
·  Ability to work in confined places;
·  Valid Drivers license “G” Class with access to a reliable vehicle.
·  Ability to provide a clear CIPC check.

Skills:

·  Strong written and oral communication skills;
·  Strong MS Office computer skills and knowledge of maintenance Information systems;
·  Familiar with electronic hand-held devices (tablets, cellphones, etc.)
·  Strong Customer Service Skills;
