Maintenance Operative
Up to £27,000

Overview
To carry out ongoing and planned preventative maintenance work to ensure the facilities and back of house areas are maintained to a high standard and kept in a safe condition
Reports to Senior Facilities Manager or Maintenance Manager
Responsibilities
· Assist in carrying out ongoing and planned preventative maintenance (PPM) schedules.
· Schedule regular maintenance activities such as service visits and in-house maintenance projects.
· Review work order priorities on a daily basis and ensure that they are actioned accordingly.
· Perform routine maintenance tasks such as changing light bulbs and carrying out general repairs and upkeep of the facility and fabric of the building.
· Ensure that the facility is in a safe condition by carrying out routine recorded checks.
· Inspect plant and machinery areas to ensure normal safe operation.
· Ensure that plant and machinery areas and back of house areas are clean and in a safe condition.
· Maintain and update a periodic log of general and preventative maintenance activities undertaken.
· Report back and update accordingly to team members and senior team members on general progress and tasks in hand.
· Ensure that fire life safety systems are routinely checked and maintained for safety compliance.
· Learn and control the site building manager system (BMS) to ensure environmental controls and systems are working efficiently.
· Learn and operate the pool plant system following safe systems of work.
· Work with minimal supervision following normal and safe operational procedures.
· Undertake task and job specific training related to the working expectations.
· Ensure that H&S rules and guidelines are strictly followed as explained in the company health and safety policy statement.
· Where required provide ad hoc cover at other sites.
· Carry out all responsibilities in accordance with the values, operating procedures and ways of working.
· Undertake weekend duty manager responsibilities and cover duty manager breaks if required as part of the duty manager rota.
· Be prepared to work with a degree of flexibility that may involve occasional night shifts and weekend shifts along with emergency call outs.
Experience required
· Previous experience in a similar role
· Working within an operational team
· Working with the operational aspect of pools
· Basic understanding of mechanical and electrical systems
· Good practical skills associated with building maintenance and upkeep
Skills required
· Well presented with good written and spoken English
· Ability to communicate at all levels with confidence
· Excellent organisational and prioritisation skills
· Effective interpersonal and communication skills
· Self-motivated, enthusiastic team player and contributor
· The confidence to deal with members and senior level managers on a daily basis and able to work on own initiative under pressure.
Essential Qualifications
· School lever qualifications to an acceptable level
· Pool Plant Operator - can be undertaken through development path
· H&S qualifications - further qualifications undertaken through development path
· First aid qualifications - further qualifications undertaken through development path
